Falcon Southwest Development ("FSD") the development subsidiary of the Falcon Southwest Companies. FSD and its principals have been active developers in the Central Texas region since 1978, completing over 2.5 million square feet of multi-family, office, industrial and retail projects over that time period. In conjunction with other Falcon Southwest companies, FSD brings operational expertise to the development process resulting in highly desirable and functional projects which stand the test of time. Based on current market trends and conditions, FSD is seeking development opportunities in the following areas:
Build-to-Suits - FSD assists users with the ground up development and construction of their facilities. FSD can serve as the owner and landlord of these projects when the user does not wish to commit the required capital to fund the development. Alternatively, FSD can be engaged as a fee developer to assist a user in constructing a project for their own account.
Niche Multi-Family - Unlike many multi-family developers who focus on large projects that require institutional capital due to their size, FSD focuses on finding niche sites in underserved markets where the dominant developers can not afford to develop due to their overhead structures. Examples include projects in smaller Hill Country locations and projects in small infill urban locations where land assemblage is a challenge.
Small Office/Office Condo - Small office space is a hard to find commodity, particularly in the highly desirable office markets. FSD looks for infill locations in high-barrier-to-entry markets which are suitable to small office and office condo developments.
